Step 1 of 3: Equipment
A single-story red brick house with dark shutters, a shingled roof, an exterior air conditioning unit and a railed entry stoop, seen during rain with a wet concrete driveway in the foreground under an overcast sky.

A mini-split in this area has been running against real pressure for years, and that shapes what a contractor has to sort through before a repair can be quoted accurately. 736 severe weather events were recorded in Tarrant County, Texas between 2015 and 2024. At that rate, outdoor components carry wear that accumulates steadily, and a contractor working a repair here checks refrigerant lines, capacitors, and the outdoor unit's electrical connections for weather-driven stress before settling on a cause. A failed board or a refrigerant loss that looks straightforward can trace back to compounded load rather than a single event, and the repair scope follows from whichever it is.

Parts fail on their own schedule, not the house's. Half the homes in Tarrant County, Texas were built in 1990 or earlier (2020-2024 ACS 5-year). A mini-split installed in a home that age was put in well after the original mechanical work, so a contractor opening the unit for repair is working on equipment with its own separate history. What they find inside, whether a failed capacitor, a refrigerant loss, or a compressor drawing the wrong current, is a product of how that unit has run, not of when the house was framed. Parts availability turns on the model and the manufacturer's production decisions, and a system that looks recent on the outside can still take a discontinued part.

The Parts of a Mini-split a Contractor Checks During Repair

Isometric illustration of a cutaway house with a dark tiled gable roof, showing two wall-mounted indoor split air conditioning units connected by lines to an outdoor condenser unit on the ground outside.

The indoor air handler mounts high on an interior wall and is the piece a homeowner notices first. It pulls room air across a coil and a fan, and when something inside it fails, the room stops getting conditioned air or the unit runs but blows at the wrong temperature. The blower wheel, the coil, and the sensors inside it are all common fault points.

The outdoor condenser unit sits on a pad or wall bracket outside the house and holds the compressor, a second coil, and a fan. A refrigerant line set and a control wire run between the two units through a small penetration in the wall. The contractor checks both units and the line set, because a fault anywhere along that path can show up as a symptom in a different place.

The drawing shows a typical layout, and a licensed contractor determines which components apply to your specific system and home.

Severe Weather Events in Tarrant County, Year by Year

Weather swings in North Texas put real load on heating and cooling equipment, and that load shows up as wear, strain, and repair calls. How hard the weather hits here shapes how hard the equipment works, which makes local climate history relevant to any mini-split running in this area.
