Step 1 of 3: Equipment
A black mailbox on a weathered wooden post stands in a grassy lawn during rain, with a single-story brick house with a gray roof and tall pine trees behind it.

A contractor sizing a mini-split in Washington County is working out what the house itself demands, not what the sky throws at it. 36 severe weather events were recorded in Washington County, Texas between 2015 and 2024. At that rate, severe weather lands occasionally rather than as a steady operating condition, so the decisions that matter most are made before the unit ever runs: the load calculation for the space, the placement of the indoor head, and how well the refrigerant lines are run and sealed. A system undersized or poorly located will underperform every summer regardless of how few storms arrive.

Electrical panels in Washington County houses were not built with current mini-split loads in mind. Half the homes in Washington County, Texas were built in 1989 or earlier (2020-2024 ACS 5-year). A contractor sizing a new system here checks the panel before anything else, because a box that was adequate for what the house originally ran may not carry what a new unit draws without an upgrade. That finding changes the scope of the job and the quote before a single line set is ordered.

The Parts of a Mini-Split System Being Installed

Isometric cutaway illustration of a gray house showing two wall-mounted indoor air conditioning units in separate rooms with furniture, connected by line sets to an outdoor condenser unit on a pad outside.

The indoor air handler is the piece a homeowner sees every day. It mounts high on a wall inside the room and delivers conditioned air directly into that space. Outside the house, the outdoor condenser unit sits on a pad or bracket and houses the compressor and the components that shed heat to the open air.

A refrigerant line set runs through a small opening in the wall to connect the two units, carrying the working fluid between them. A condensate drain line runs alongside it, moving moisture out of the indoor unit. The electrical disconnect and the copper line set sleeve are part of what a contractor fits at that same wall penetration.

The drawing shows a typical layout, and a licensed contractor determines exactly how each piece is positioned and routed for your particular home.
